The unit leaked into the suite below but was misdiagnosed by the remediation company as being a problem with my home's pipes.

Understand that the more doors under one roof the better. 100 unit complex is better than 100 SFH when it comes to managing the asset.

-The amortization schedule would start over but I don't really want to hold houses forever anyways due to capex (last year I put a 13K roof on, plumbing and siding, appliances, flooring, etc are going to be next as they fail and wear out, galvanized plumbing, etc.)

Occupancy @ 75% - Each unit needs flooring/paint/some need counters/appliances. 1 of 3 buildings needs roof repairs.

Windows were all in great condition and it came with a new roof :) What made you interested in investing in this type of deal?

If you’re flipping a house where everything is already in decent shape and functional (roof is new, doors are tight, paint is fresh), but some areas are somewhat dated, what upgrades would you spend $10k on to get the most return on your investment?

The property has a few broken windows with boards up over them, an interior door off the hinges, rot on the bottom of the cabinet under the kitchen sink from a leak some time ago, water seeping up from the concrete in a back room making the carpet damp if it rains a lot.

The roof of the building was in good condition so it will not need to be fully replaced (and since this will be a rental building and not a condo building, we can save this expense) and since the exterior is brick, there will be no need for new siding (some minor brick repointing will be done).

We installed a new metal roof which we will be finishing up this weekend.
