to each their own, and I'm convinced that humans are much more capable than a dog of trashing a property, but I have yet to do a moveout inspection of a pet-occupied property and not have at least some kind of animal related mess or damage to deal with. 

I can tell there are people using it now on BP and not putting human tough to it so it reads to blah…

@Cory Carrigan there is nothing special that I am aware of relating to PA that causes you to automatically pay ordinary income tax rather than capital gains if you are real estate agents and have a property held for investment (longer term intentions with a long-term holding period, and not a dealer that rehabs where the holding period is short-term).  

We, as human, tend to gravitate towards the path of least resistance. 

It can’t hurt to ask- and I know that as a landlord you can’t get emotionally involved- but it would be a kindness just as a fellow human being to see if you can get help for him. 

THOWs (when purchased from a dealer) are made of much better materials than mobile homes or RVs.

No cleaners are perfect however, they are human just like the rest of us.  

Contractors are humans too and mistakes do happen (your particular situation sounds a bit different though).
