The other sub contracts out work he gets from Facebook marketplace for cleaners, you end up paying $250 for a cleaner and you end up getting “BO” who is fresh off a weekend bender to clean your cabin for crackhead prices and 70 percent of the take goes to the guy who found the work on marketplace.

I have enjoyed the up cycle in Vegas personally but I think we have to remember back in 2011 to 2013 things had bottom WAAAY out and were priced far below replacement value in many instances so that was an incredible time to buy. so starting today while I am still bullish on Vegas not sure I would be baking in that aggressive of appreciation numbers or rent increases.

If the increase is going to be more than 15-20%, I recommend you get rid of the current renters and start fresh with people that are well-qualified and can afford to pay market rates.I also recommend you try to turn them all over at the same time.
