From seeing a couple of  posts like this where the provider was a frequent contributor on B.P. the investor was made whole and things worked out, let's hope the same happens here. 

Most of the badly run companies get ousted eventually here and many of us frequently seen members are established and reputable.

Frequently i get people that had a long history of good credit, then they had a medical emergency that they couldn't pay of some sort that lands them in the 600-650 fico range...I can work with them if they have a stable job and rent history.

I am currently reading and frequent the BP forums and listen to the podcast daily.

There are a lot of hard nosed landlords out there, and some of them frequent this site.

@Keith Smith, @David Edwards, @John Mocker:I did quite a bit of searching and it looks like a lot of people discuss the Liability coverage quite frequently but never explain the individual aspects of the insurance.  

I drive through it frequently, but mostly just on Broad street, which is usually pretty hectic with pedestrians walking out into the streets, haha.Yeah, I started looking in Hudson, specifically JC, a couple of years ago, but a little late to the party. 

Littering and or messy behavior on the property is prohibitedWhen parking your vehicle it is your responsibility to be aware that your not blocking any other vehicle and or frequently trafficked areas Each resident is jointly and severally liable for all lease contract obligations.

Also, some tenants will not pay their part of rent expecting you to eat it, which is sometimes done in the market.I have been approached fairly frequently by section 8 inquiries, but have refused. 

I like Section 8 and I accept these tenants frequently.
