I've come to realize that to get what you want in life and especially in the real estate business you oftentimes have to be the aggressor in terms of your negotiations, making sure your contractors are working and in getting the best deals for yourself.This is the first flat out disagreement I've encountered in my short real estate investing career and it's given me the confidence in the future to better control my contractors in order to make sure I get what I need done.

First Time Homebuyer,Move up Buyer,Second Vacation Home,Wholetail Investor,or a Hold Rental Investor.What price point it is in will make a difference as well as staging costs and size of the property.If you are already pricing it aggressively and marketing it heavily then it should sell itself without the staging.If you paid top dollar and have to get top dollar out of it then staging might be the answer.Is your market for that price point and square footage increasing,decreasing,or staying flat monthly??

If you don't have $1000, I would find a job that would allow me to save that amount.Start off using OPM to get $1000 and offer a flat 20% roi ($200).

yes i did sir, he flat out ignored it, perhaps knowing he had all the time if i were to pursue that route. i did not take it past that 3 day noticeI would detail out all the damages, get them repaired by someone who will give you a receipt (i.e., don't DIY the repairs), and send him a bill for the excessive damages. that is the plan, except my wife is suggesting i give the tenant a chance to help clean it MORE. she thinks he may want to as he saw the look on my face and knew something is going to come of this or his dirtyness. i say he had a whole month to clean, right?
