If the inspection results indicate no major fixes are needed, it will have that going for it, plus it's located in a low crime area, and the target tenant for this kind of residence is less likely to trash the place (B+ neighborhood).

One of the banks offers a "business entity loan" product for LLCs that buy 1 to 4 family investment properties. 20% down, 30 year fixed conventional mortgage at 5.25%, with a personal guaranty by me and my husband who are the only members of the LLC.
