You obviously won't be able to find exactly similar houses, but by adding/subtracting for different features (more bedrooms, less sq. footage, etc), you should be able to find a reasonable estimate.

Over time you'd expect the average to come down, for instance in year 3 we replaced the sewer laterals which bumped up that year's variable costs, but over time that should be a zero maintenance feature and that cost averages out over each subsequent year.Our 2nd property took 18 months or so to finally stabilize so the variable cost data is all over the place, as high as 60% in year one so it's hard to compare.

I'd really like to hear your feedback on how I could potentially make this a more inviting backyard space for me and my tenants.Some key features of the yard include a raised center section approx 25'×15' and a lemon tree.Is the raised area necessary?
