@Michael Dodson When I started I had no money and my goal was to make my first million, so my mindset was not really to break even or to pay a loan down, I needed to make money much faster than that. 

You can always pay the mortgage off faster.

Both have great content about financial independence and may be able to get you where you want to go faster.

For instance, if you are getting $1000 a month, and management is $80, then we hold back 10% of $920, which is $92.Over the years these maintenance funds have grown a little faster than the maintenance itself (so it's a bit conservative).

So Im trying to sub out the work to people who are faster than I am, but I want a fair price!

I would suggest going the small apartment complex route, more units give you better cash flow and the ability to scale at a much faster rate.
