Our biggest issue is the Gas & electric are paid by the landlord... which we do not particularly like, it is right next to another building we own so it would be a nice deal. 

The tenant has failed to pay the rent to which the landlord is entitled, including the addi-tional one percent each for gas or electric services if that service is paid for by the land-lord.

Maintenance, liability, electricity cost are just some of the down sides.

There is also no amount for water or common area electricity listed so if there's any that may lower the ROI a bit.Also the cash on cash return will be a lot more if financed.

I have one question though, how do you get estimates for utility cost i.e. electric, water, gas, garbage?

Electric can also spike in the summer with A/C.

Do we pay her water and electric bills?
