I am currently able to save around $2500/month and am wondering what some of your opinions are as far as a route to go for starting off in this area and market.I am either looking to find a duplex and house hack it, or start with finding a good single family deal and live in it for a year while building equity and then move to a duplex and house hack it.

Outside of my very first purchase which is a duplex that I house hacked, I a very proud of my first non-owner occupied property.

During the process of looking for a house I came across one the Biggerpocket YouTube videos and absolute loved the idea.Instead of taking our saving and putting it towards a mediocre house that would appreciate in short amount of time, why not have the 4 walls work for me instead the other way around?

I find that out of state investors from desert areas like Nevada, Cali, Texas, etc have no clue how bad the basement foundation walls in an old house like this can be.The good news is that a bad basement can be fixed but the repair cost can vary widely from cheap to multiple tens of thousands of dollars so having the right inspector on your team is critical!

So this is a duplex, you're listing $1200 as rent, so I assume that's both sides.

On a side note I seen an agent list a few large multi family and a few bulk duplex deals that are all seller financing in Chattanooga.
