@Chris Gordon Exactly…..I cringe every time a see a wannabe wholesaler asking about how to find preforeclosures…..these are the Last people they should be dealing with….leaving them hanging out to dry just before a foreclosure auction.  

If the market dries up, they'll disappear and leave you hanging in a heartbeat.I won't sign a three year lease for anyone because you have no idea what their future holds, what yours will look like, what the market will do, etc.

In March I noticed wood rot on the exterior of my unit.   

It is at least a 4-5 day job and takes at least 2-3 days of drying time before you can walk on it. 

This is simply to allow for an emergency situation such as a rotted sill beneath an exterior door.

Yeah, the "meet ups" have dried up a bit due to covid.

If there are any recommendations of contractors to fix flooring issues in Tacoma, Washington area, please share.The flooring is linoleum and the subfloor might have rotted in a portion of the home that needs repairs. 

They just go about their business while my floor rots!!!

I get a call that it will not light after a fill of oil- then I find that the broiler had run dry and cracked and is now leaking- different stories as to how long the tank was empty- maybe ten days.
