Just spend some time learning what you don't know about these particularly niches of real estate investing.I disagree with the statement above that you can get a better return after going the BRRR route.  

I totally disagree with Dave Ramsey who doesn't believe in any debt, including good debt, I don't recommend any of his books.

When you think about it, it makes sense since there is nobody for me to disagree with or have to work out, unless I have a multi-personality disorder or seomthing :)Anyway, hope this helps. 

I’m very grateful for that experience because now I know the nitty gritty of computers and I’ve picked up computer systems very quickly in different roles I’ve held for different companies.I disagree with what you’re saying about earning more tending bar on the weekends.

Also on waiving Due Diligence - - I'm not disagreeing just playing dumb (easy role for me to play....).....by waiving DD -  if I find serious water damage, or problems with 'bones' of the house - doesn't that mean - my profits are pretty much gone?

However I disagree with your statement, "wholesaling does not have the best interest of the owner in mind".

Lots of people live off their rental income or are striving to get to the point they can.I respectfully disagree.
