I will relocate to the area where I will be doing the deals, The wife & I do prefer somewhere warm & sunny (currently live in AZ) First Preference is anywhere in Florida, but I am having a tough time finding anything good with all the competition & people moving in. 

As well, the next tenant is likely to find it warm upstairs if the first one does.

The big money in STR is in vacation destinations usually in warm destinations or mountains. 

Retirees are flocking to warm belt states for retirement which boosts economic development and growth.Even my commercial clients living in cold belt states most want to invest in warmer climate areas.I wish Detroit all the best but it will never be something I am looking at.
