The current owner has offered to put up the down payment and add that onto the total price of the house so they’ll be paid back and we aren’t putting anything down.

I actually am only looking at resales that are currently managed by MSHB b/c I have not found another PM company that comes close to meeting MSHB.I've had one tenant for 12 years, I feel like at MSHB they different areas (maintenance, current leasing, tenant retentation, etc) really talk.I'm currently dealing with a nightmare with another PM company.

Do you currently own investments on the island?

Is the structure currently boarded up against the elements, windows all of them, the roof, and any holes in the walls?

The key seems to be not letting this current tax rate issue push me into making a rash Risky investment that could end up costing more than simply paying the excessive taxes now!

I'm running 5 units currently through hemlane and it costs me about $45/m.

They don't want to sell their home, however, but would rather keep it and turn it into a rental property, esp. since it is in a very good school district.Their current LTV is like 20%, very high equity. 

With my current software I just need one subscription and reporting splits by property and LLC.
