Each area of the country to go up or down differently.If you were trying to do a fix and flip, have a few plan B's in place so you dont get caught short.This is either going to be a great time or a bad time, go in with open eyes.If you are going to get your license, that might be safest strategy, if you find and list a property you take the least amount of risk but the points above prevail here too.Once prices bottom out, real estate is an essential function and will always have value.

This is a home improvement where they will get back MORE than the $1k they put into it, unlike most home improvements for most houses in most scenarios ("omg the $30k upgrade to an already functional and complete kitchen doesn't improve value by $30k, this is an outrage!").
