Hi Fellow BP members,Has anyone had success investing in real estate that allotted for the private ownership of a pond/ body of water?

When blood is in the water financing his MUCH harder to come by.

Identify your Ideal Mobile Home Park and location (type of park spaces, age of homes, city water, city sewer, 70% or more occupied, cities with high population, etc..)2.) get list and enter into excel.3.) find owners info, address, phone#, etc.. 4.) contact thru mailings, cold calling, etc..5.)

The rents are below market, the current owner does not charge any rent for outside parking spaces, the parking garage rents are below market rate, there is a beautiful unit being used as an office that could command $900/month, storage fees are not implemented, water is being paid by owner, etc.

Im checking a list in a county where I live and im already up to 3k how good are these lists, do the trees bear fruit or am a wasting Fiji water to see them grow?

Her current lease includes heat (and hot water which I plan on changing over too), so I can't just say "surprise, you're now paying for heat as part of your electric bill!"

The home inspection will come with some other small things that need to be looked at.Check all the water heating and HVAC, and water pressure in the building.see if you can locate the pressure regulator if you cant it could cost you $350 to find each and replace it.

How  long will it be before the market cools down ?

I think most of this stuff is blown.. over  and over reacting to a once in a life time crash that was 08.. markets always ebb and flow that's the reality.. it cant always be red hot.. it can be hot and it can be cool. or just  warm.. but crash's don't come every 10 years..
