@Dave Foster well my kids are going to be happy with the 110 acres I have in Hillsboro Or in about 20 years when I am old an feeble or maybe not here.. that thing will cook off for about 50 to 75 million and at the point it will be free and clear they are just going to have to pay the tax LOL or they can do a massive 1031 and set themselves up.. basis is only 5.5 mil ... you know the gambler I am .. but some day it will happen.. its surrounded by the city has all services and is 1.5 miles from Intels main campus.

I think in Oregon you have those that were priced out of CA. and came here to open shop same with Walla Walla area.Next thing I know the lady from Pine ridge is opening Archery Summit and building a Napa style facility then you had the French folks etc.So I think the wine industry here has turned ... its on the map... and with global warming maybe even will benefit what happens here with tonnage yields.

However, i'm primarily looking in the chicago land area(suburbs such as cook and dupage county), and very rarely does a distressed multifamily come onto the market.

My journey so far:1- analyze plenty of deals in dupage county and none of them cash flow at current prices and interest rates2- analyze a few chicago deals that would cash flow in more challenging areas, but my agent has advised against investing in those areas bc the law in cook county and chicago highly favors tenants3- consider STRs (+love the idea of having a vacation home!)
