I haven't confirmed but I'm fairly certain that the basement isn't considered "habitable space" per city guildlines since it only has windows with proper egress in the kitchen area.My question is, how should I go about having an evaluation done to determine what I would need to complete to have the space permitted for renting without drawing unwanted attention that could have city inspectors knocking out at my door doling out violations?

If you are trying to do commercial appraisal it would most likely be a scenario where you spend your first year learning how the business works, software, and standard practices from your supervisor and then as you are working toward your general certification (TX) you will be doing appraisals.

We've blocked our calendar and haven't been taking any bookings but we were accepting bookings at our regular rate for 1 guest (my houses accomodate 8 guests) and I asked the guests to confirm that they were essential workers.As it always happens, some guests lied and also lied about how many people they were bringing.
