@David Yandel at least 95% of agents only know how to buy-sell owner-occupied properties - which are sold on emotion.Investment properties should be bought & sold by the numbers, which most agents don't take the time to learn and actually ASSIST their clients.

@John Dawson the best thing I can recommend is 1.) find a mentor you get a long with who is willing to show you the ropes and just be willing to grind like your life depends on it. 1-3 years of that will set you straight, so long as you're putting your clients first, and doing a good job.

We get alot of stories like Kevins here with new clients where they say the accountant they are working with is making them do something and they are not sure.... sure enough its just what the software defaults to and the old accountant never bothered to dig deeper.
