Theyll take care of the nuisance landlord headaches, but you'll still own it (a good thing) and be on the hook for major repairs like roof and HVAC (a bad thing). 

Just be really careful here. 7% is NOT a good rate for this deal at all, and youre going to have to generate a massive amount of gross income each month to stay solvent.

Used carefully, they can be an excellent tool for investments. 

As an example, I personally do not care for oil heat:  I do not like the liability of storing several hundred or thousand gallons of fuel oil (effectively diesel) on the property and, do not trust tenants to keep the tank filled.Regardless of the heating solution you choose, your best return comes from the fuel you do not use (Negawatts or Negabarrels).  

I don’t care much for landlord headaches.

If he is the only one lending he will be auto 1st lien holder and yes attorney will take care of that.

Run your numbers carefully and triple check.
