Of that group most would qualify for housing assistance but they wouldn't be able to spend their discretionary money on drugs, so they refuse the programs because the programs hold them accountable and expect them to use their income towards housing, food, and daily needs, before heroin or vodka.

In order to establish such a program, the business funded by the plan needs to be an active trade or business such as retail, food service, real estate construction, etc.You could potentially establish a self-directed IRA and fund it with a rollover from a prior plan.

The client asked her for advice given the market conditions back then, and she subsequently sold her property and purchased 9 rentals in the DFW area, each at a market value of $150K, each generating $1200/mo.When the 2008 recession hit, that Stockton property fell to ~$150K in value, while her DFW properties barely dropped, and her cashflow was secured.The point of the anecdote wasn't to say: "cash everything out and buy the midwest" - it was just proposing a strategy of investment, weighing current economic factors at the time.It is my opinion that markets with high appreciation are subject to market corrections during recessions and I present it here as food for thought. :)Cheers.

When excluding food & energy, this becomes even higher at 60%Powell emphasized that inflation is not going to go away quickly and painlessly and that the process is probably going to be bumpy.

It may be best to market it as 12.5 feet vs 13.You say good location--but less than optimal layout.If it's an upscale area (or a wanna-be upscale area) maybe put in a minibar and doll up the stairway using stripper and whatever...Also if you have another 3 or 4 feet in front of the front door--and have the ability to push the front wall out into an \____/ maybe you could add some side windows plus some sq ft.And glassing the end with a big patio door might be unusual, but might also make the unit feel larger.Being it's an out of the ordinary layout (shotgun shack) and in a good area, something like in pic (1) might draw a different type of renter than your standard apartment unit--a little more upscale...but that adds risk to the mix too...as these people may not be as plentiful as section-8.It all depends on your business model.Just some food for thought.Good Luck!
