So cap rate is most useful for commercial props because their sale is based on the income produced, whereas the price of a residential is based on current market conditions?

I also agree that the typical PM likes to see turnover when they have a leasing fee : throw a warm body in the unit, wait until they screw up, bill the owner for the eviction, bill the owner for the repairs, and do it all over again!
