When I did short sales a long time ago the DIL avenue mentioned a 30 to 45 day window to complete.In non-judicial states where lenders can foreclose quick they tend to tell seconds they will give them 1,000 or 2,000 to release their interest on a short sale or other arrangement.

Not really Simon, we have wraps, sub-to, installment agreements, TICs, buying interests in or through entities, so an existing lien doesn't keep you from obtaining an interest in title.For seller financing arrangements, first find if the seller is motivated to go there, they may very well be in that situation.

Here are a few advantages to this arrangement in my opionion: shorter learning curve, more likely to close transactions , bringing greater  knowledge and credibility to attract new investors, two heads are usually better than one.

I believe the other son (husband's uncle) and daughter (aunt) each have their own properties and primary residences too (I forget the exact arrangement, I would have to check with my husband again) courtesy of their father.Let me correct myself and say that my husband's brother does work a job (very long hard hours while living in the family house with grandfather & father).

I'd also try to arrange a longer term sandwich lease option if I were you, so that if your tenant buyer doesn't buy, then it gives you enough time to find a replacement.In a perfect world, lease option deals will still fail often.... people get divorced, change jobs, lose jobs, or not get their act together and not be able to qualify before the option expires.
