What is the risk of simply painting anti-microbial paint on the wood and rebuilding the bottom part of the cabinet and plaster/paint the garage back to it's original state.

That’s definitely a red flag and it doesn’t seem like the one contractor can take on a task that size.

) and while we've decided that I am going to take the pre-license course, I have a friend that is an associate broker that would be able to work with me if I get a real estate license, but I told them that I won't be able to go full time as I need a stable income/benefits right now and laid out upfront that I can work after hours and/or help out with whatever task during the day as needed/if i can.

In the future, don’t task a tenant with finding a replacement, that’s your job as a landlord.

@Alex Korch, this is a fine line.This will depend what tasks you actually perform and who holds the money. 

I would like to find someone there locally to help with tasks I can't do from the city easily, but I don't know what forms of advertising this are most effective.
