Water damage question
Hi all,
First post! I have two properties in Virginia Beach. A vacation rental near the ocean (summer weekly, winter monthly) and a yearly rental near Town center.
I notified my property manager of a small leak under the master bathroom sink on the 2nd floor. They took forever even after multiple reminders to get out there to fix the leak and repair the slightly watered down wood board under the sink. Finally, we got on-site 2 months later and the leaking was MUCH worse. We cut out the board on the bottom of the sink and the water dripped through the 2nd floor, down into the garage.
We rebuilt the sink and turned off the water so the leak should be fixed. The moisture detector once we put fans in the ceiling for a few days now detects no moisture. However, we do have some detection of moisture on the floor wood under the sink.
I had a licensed professional do an inspection and they recommended about $4k worth of repairs. Basically, rip and replace everything and make sure it's all dry before doing the final repairs (via Servepro). Obviously, they are in the business of making money and likely via Insurance so I wasn't surprised with the cost. However, I'm not sure if the damage warrants it.
If the water damage wasn't severe and the ceiling above the garage and under the sink has no moisture detected. What is the risk of simply painting anti-microbial paint on the wood and rebuilding the bottom part of the cabinet and plaster/paint the garage back to it's original state. Has anyone dealt with this? At what point would you do a more intensive rip & replace for water damage.
The PM has agreed to pay for all repairs at their cost in-house using their maintenance team (who is quite good). But they do not wish to pay Servpro to do the work.
