Consult with a professional who has your interests aligned with yours. 

So what this means is, find out to which side of the scale you both align on those points. 

A lot of my goals align with the mission of the community, so think it makes sense.

Like in Brandon Turner’s deal delta analogy, there’s 3 three components to REI: knowledge, hustle, money.

Don't know if our goals align.

Your best bet is probably to get a few different bids, or if you have a trusted contractor to ask him to break out the different components into different line items so you can see what items make up the total -- even asking for a labor-only price could make sense too.That scope of work can be so different that a range of $1K - $22K may indeed be accurate.

Make sure there is an alignment of interest between you and the general partner.  

Hi @Matthew Powell, personally I prefer doing deals with other investors with whom I have stellar alignment.  

This was my initial though process, I just wanted to see if my mind aligned with other minds when it came at looking at house hacks. 

The previous owner actually replaced all the major components and fully renovated the house 2 years prior, which made our job easy.
