I got a great deal because I paid a near-cash price w/ a conventional loan, and the units were vacant and I knew how much rents had gone up, better than most people IMHO.

But it doesn't make any sense, so if you guys can give some advice if they might just be making mistakes, or screwing with me:The GSI (Proforma) shows this:A --- 9,400 sqft --- $3,000B --- 14,300 --- $2,000C --- 25,600 --- $3,500C --- 3,127 --- $1,750D --- 2,400 --- $2,036 (A quick google search has the Tenant as having moved to a new location)E --- 2,000 --- $1,200F --- 2,600 --- $1,500G --- 7,000 --- $1,300Vacant -- 11,000 -- $0Monthly $16,286, Annual $195,432  According to the 2014 Proforma there's ~75,000 rented square feet. @ .2451/sqft!

2 more things forgot to tell you:1) turn on notification for phrases like "San Francisco", "East Bay" etc so you can get notified about posts in our area.2) low low termite report for that square footage!!

Unless I'm not understanding what "mixed-use" means, FHA will lend on it as long as the commercial portion is 25% of the square footage or less, at least that's my recollection from when I researched this a few months ago.
