We rent to felons, especially when their convictions were more than 10 years ago...great tenants.  

Often times you don't need all the bells and whistles they are more then happy to set up for you (and charge you along the way) 

Have you come across any interesting models or success stories that could be applied more broadly across the state?

I could get an apartment but I think house hacking would be more worth while. any tips and insight as to get started quickly or should I rent an apartment for a year so I have more time to plan?

I agree with Jonathan, MTR are turning into more then just nurses, its insurance, big companies putting up their C level to just people looking to stay longer in a area and want a nice place to call home without a fixed lease. 

There are a lot of rules around using rental income to qualify for the purchase of the new property which may limit or change your options.
