HOA is not in the control of the seller and you're always subject to that two weeks prior to closing or 1 day after you've closed. 

That is on a Mac, I think it might be Control F on a Windows machine.

Then we started running into problems with confusion with my cleaner who had another cabin named Million Dollar View, then confusion with my pest control folks who had another cabin named Million Dollar View and then the ultimate happened.

Cap rates are compressed low inventory of available properties (some brokers saying that as soon as they get a listing it is already spoken for) and some large players continuing to build large luxury apartment complexes that are trading at high amounts once they stabilize. 

It's important to stay laser focused on the tasks at hand and on the things that you can control.

Some, like us, only allow investment in deals in which we are in full control as the managing partners; others act as a marketplace for various sponsors who pass certain criteria, still others allow just about anyone to “crowdsource” a real estate deal.My concern, from the very beginning was that many of these platforms are run by tech guys, not real estate or finance guys.

You own the home but have to pay a monthly lot rent that can change at any time at the park owners discretion..You have no control over that.. you want to buy something with no control.. almost like stocks..
