I like the idea to get official inspection done (from the City, for example) and present it as a proof that the work was not done or was done incorrectly, or no proof of permits.

I'd love to hear about your experience and see if we can swap some tips and pointers.

Plus, investors are making offers on properties site unseen which defies logic.I've expanded my search to less competitive markets in the Central Valley where my criteria for cash-on-cash return and equity appreciation through value-add are attainable.
