Too much of a headache dealing with this segment of the tenant pool.Edit.Section 8 tenants are kings and queens of the learned helplessness examples. 

Im targeting phoenixville, boyertown, bridgeport, and king of prussia.  

Keyana – thanks for the post …its not accurate that the Seattle area is unfriendly to non cash buyers ….if you are pre approved and have your ducks lined up , getting an offer accepted in the King county is easily accomplish-able ……..if you are not able to be pre approved – then this is when the alternative / Creative methods might be more applicable …as far as locating seller financing for a single family property int eh King/ Pierce/ Snoh county area – this is very unlikely to be an option

To fellow wholesalers in the Seattle area (particularly south King County) - who do you use as your closing agent for wholesale deals?

Housing prices in Kitsap county are more affordable than anywhere in or near Pierce and King. 

So enjoy playing king of your castle but with that customer service, it will be short lived.
