Creating a buyers list is one thing, but knowing those buyers, what they are after, how fast can they close, what sort of financing do they need to use, that will give you a much more fruitful database of potential leads to sell to. 

You could do this weekends and evenings while you are in school too.You could set up someone's marketing system...clean their database, call all their customers for them, get all the updates like IG, FB, email, addresses etc, then put them on marketing campaigns, respond to inquiries etc.  

My Excel and database skills are decent, having depended on them for most of my career.
