Many companies will cover any repair work needed during that first year because they understand it is the right thing to do and they all conduct business this way without ever mentioning the word guarantee.In other words, choose the company that does not need to offer guarantees to earn your business.

Especially in a high debt cost market, sellers may feel (rightfully) entitled to an increase in purchase price by allowing the buyer to conduct a loan assumption of their lower rate debt.Interest Rate - A lower interest rate on your debt means a lower debt service, which results in higher cash flow for the property.

Also, when conducting one's due diligence, what information are you looking on for the house and how are you finding information re: liens, encumbrances or title defects?

Regarding depreciation, I wanted to confirm if bonus depreciation (100% allowable for 2022) is only determined by completing a cost segregation analysis or is there a way to claim bonus depreciation on a property without conducting a formal cost segregation?

Does anyone have any recommendations for software/sites to use for conducting more extensive due diligence on properties throughout the country?

Lastly, since I am likely will be conducting everything remotely, my plan was for them to send first month rent and all applicable deposits via ACH, but this takes time.
