Colorado Springs has a lot to offer for tourism with a 1-2 hour drive to most major mountain towns / resorts, we are at the base of Pikes Peak with the Cog Railroad, and we have Garden of the Gods and Red Rocks Open Space.

I feel like it might be good to cash out those mutual funds (even with the tax penalty) because the market feels like it's at it's peak this year and I can put that cash to use in real estate.  

There are extreme peaks and valleys in prices, and currently it's at a peak.

Although I think we're past peak Pokemon.

If not the easiest way to break a lease without penalty would be to throw a rock thru the window , I dont feel safe , Bye 

At the peak of the U.S. market in 2006, the ratio for the U.S. was 18.46.

There's less traffic, yes, but I think the traffic is more likely to offer than spring/summer.Also, since *everyone* lists in that "peak" time, we get just an absurd surplus and lots slips past people or gets vetoed since there's 100 other properties that are the same.

When I put the Lower down payment in there and use its current appraised value in as a selling price that peak now occurs several years down the road. 

My interest in learning all aspects of Leasing will be a step towards getting into multi-family, fairly soon. ( As i hear that segment is slowing down), I believe there will be companies/people who made a bad decision of buying during the peak time.

Bishop - I'm an avid rock climber, know people who rent in Bishop for an entire month of the year to climb during peak season.
