A commercial portfolio lender will lend based on your existing portfolio of real estate and your loan options are as broad as your imagination. 

For that amount, just run a model you find off the internet.

I am heavily relying on the internet and hopefully feedback from the discussion taking place on this forum to guide me through this journey. 

It didn't have glowing reviews as well when I searched the internet for 5 mins. 

Did a realtor bring it to you or did you just see it like on the internet?

We did have a contractor come and look at it, and gave us a broad estimate, but just out of curiosity, what is the best way to tackle something like that?

This is your investment I wouldn't rely on half advice from the internet (myself included!)

When browsing NPNs on the internet note sale sites I frequently see NPN for sale that, in my mind, should be time barred by the applicable state's statute of limitations.
