I take 300 mile boat trips, 200 mile snow machine trips at-20 degree temps, and bask in the sun in Thailand every couple years or so.

I'm pretty much in the same boat as Nathan, I write in 3-5% and I either slap them with a 2% increase, have them pick up the gardener bill (if I'm paying for it) or leave them alone, if they are taking really good care of the property.

We see constantly people making 50k+ with big payments for cars, credit cards, boats, and the newer one, beefy student loan payments, all the nice things on a nice big monthly payment
