Hi Melinda,As an investor, most of the properties I purchase don't come with a sellers disclosure statement (I predominantly purchase REOs, and banks typically do not provide them).There have been instances where it was clear the bank knew about some severe issues but did not make them known; normally this isn't an issue (we do thorough inspections), but in some cases the banks took great measures to cover the problems up.I don't know if this is an angle you plan to pursue, but I'm happy to chat or provide more information if you're interested.I can be reached either here on BP or through my blog (in my sig).
