@Ryan Detzel While I definitely provide linens and other goodies, I think there is a valid point of your question in relation to your competition.

They have a valid contract to purchase and a lease.  

I am now paying $78 for property manager and added a warranty for $50/month.

Your concerns are very valid. 

However, it is evident that BP is not doing a thorough validation to separate the truth from fabrication.

@Chris Bisaillon get a home warranty.

Once you sell a new condo, you have to manage the HOA for a time and have a contractor's warranty that can last years depending on your jurisdiction that can kill the deal years after its complete. 

Then I always get the seller to pay for a one year home warranty.

@Ellen Alvarez also I hate Home warranties and such but it almost sounds like your a candidate for one.

I don't think it's a valid idea as you need to get the loan before you get the tenants.If this property is something you can make work, find some private money (friends, family, etc) to help it happen.Why is it empty?
