I supplied a new lease agreement to sign mid Sept. for 2 reasons: One I thought their lease was up June 2017(misread lease agreement), and two the tenant was responsible for lawn care as part of lease, and has let it go terribly, so I was relieving them of their lawn care duties.

I have the cash allocated for the 3.5% down and the renovation cost but not 100% of closing, that's why its vital that the seller pays these if the deal is going to happen.
