I'd rather put that money to work with the hopes of using the cash flow to invest in more properties down the line.I have many questions, but I suppose a great question to start with is this: Knowing what you know, if you were in my position, is this an avenue you would venture or would you choose a different path?

To get any sort of scale, you need to start building joint venture relationships.

I've never joint ventured before so I don't really know what I'm doing, just winging it.

Have you thought of what kind of legal entity you will use to protect yourself and your assets should this venture go sideways for any reason? 

You must have two years of tax returns to show your income from other business ventures.

@Mike Dymski I'm a new investor and very eager to learn the proper way to conduct business in any venture I take on.

There's also a joint venture contract that you can do between you and the other wholesaler that should protect you from getting cut out.

I'm so lost on this sort of thing and I am really motivated at getting started on this venture but I'm all alone and need some guidance.
