Many of us have also been in your situation, having a few surprises after purchase and some undesirable tenants.

I am saying it would surprise me if zillow is not swallowed up by someone like Google and that whole thing becomes another layer in Google Maps.  

If despite your proper planning a large gain develops in an account where you didn't expect it--well, if the account is self directed you still decide whether or not to realize the gain and unexpected gains are among the most pleasant problems you can have.

I mention this in case you are surprised the Listing Broker may be unable to write an offer for you until it is active on the market.

The listing agreement stated I would have to pay a commission for 2 months after expiration to a buyer discovered via the listing, but I would owe a full commission if I lease option the property, without expiration.I was surprised to see such a clause.
