And let's recall that Fannie Mae doesn't have a monopoly on the secondary market, "fine, let's just do a Freddie Mac loan" is a very common solution (for those of us that do both).Hell, there are times where I'm doing the "let's do Freddie" solution that people don't even realize I'm doing it.

The solution is to do an initial walk thru before move-in with the tenant, have them sign off on the condition of the property, include language requiring that it be returned in the same condition it was in when rented (carpets vacuumed with no stains, hard surfaces cleaned, etc.) and collect a large enough damage deposit to pay for damages and necessary cleaning.

Too many out there will toss out amazing deals that look fantastic on paper but if you know the market and the people that would be your tenant you'll see that their either a) not sustainable or b) seriously under representing the costs and overshooting the rental projections.

Its a lot of work though to constantly be changing it each time there's a booking, so @Myka Artis has a good solution there to automate using PriceLabs.
