For example, we keep a spreadsheet of materials that we use, and any time we need to order materials for a job, we can fax the materials list to Home Depot or our local supply shop, and they will charge our card, pull the materials from their shelves and ship them to the house we're working on, all without us having to leave our office.

There is little supply and heavy demand.

Check with the PHA and see how long the list is and what their housing supply is.

The fact is if one has a judgment against another entity (person or business), then there's a relatively straight-forward, legal process to track down that entity, find and seize any assets (including cars, boats, registered artwork, business supplies, etc), income streams, and potential judgment claims (that your debtor might have) to pay off your judgment lien.

If the whole neighborhood is inundated with foreclosures and preforeclosures then you need to do some research and find out why.The market may be flooded with the supply of these houses in this neighborhood but the demand may not be.

I imagine my next question should be whether or not I should try to get a buyer within that time frame and have them supply the actual deposit or try to get someone on BP to partner with me on the deals?

While delivering, I'd be making decent money while simply driving around the area and dropping off supplies (aka, easy stuff for the money I'd be making).
