He has been in this particular property working for about 5 weeks.

My cousin just rehabbed a property in that area and got top dollar in a week . ($194,000).

I’m closing escrow on a 4 Plex next week and there are two long-term tenants who are paying $995 per month.  

I'll definitely make the short trip out there here in a few weeks.

The house is a close enough walk to the beach and downtown that we could eventually rent it out weekly in the summer.  

The person who lives next door to me was listed in the paper this week to be in foreclosure proceedings.

But in these six months I like to get education and training to get to the next level where I can partner with experienced apartment investors and become actively involved in deals etc

My buddy just approached me with an offer to invest with him in buying foreclosures, he is a GC and he has done house flipping before, he wants me to invest 30K-50K of my own money and use it to get a 6 month rehab loan from a hard money lender at a little over 11% interest, after the House was finished we would split 50/50, he would also add me to his LLC that we would use for that future buy, the reason I’m thinking about investing Is bc I own my own business which will bring 200K this year in gross profits, the down side of my business is that I work 12 hour a day 5 days a week, and I feel that I’m slowly burning out.

Once I have finished all the interior unit doors over a week or two, I then do the exterior doors.
