my scenario was a little different I would buy 20 to 80 acre parcels in Oregon and WA.. then log them .. using the skids roads and log landings strategically ( put them were future driveways and house pads would go). then do short plats  4 lots or less.. then sell the lots on contract.. the logs generally paid for the land so we had no debt on the land .. most land buyers took a few years to get to the point they were ready for construction loans..

Hard money and bridge loans are fast but better for short-term fixes, while commercial real estate loans are for bigger projects.

I would consider A if the location was great and there was some low hanging fruit that was clearly holding them back (bad decor, management etc). 

I really am only holding the property until I'll get enough capital plus equity to upgrade to a better duplex in the future.

Proposal 2:  Sell at market value and prepay 4 years of rent from the proceeds, standard lease terms.
