Keep these somewhere that they will never be deleted it is one of the best ways to win court...document, document and document again.So in MO we have to provide the tenant a walk through that is scheduled where the tenant can be there if they want to be.

I haven't purchased a handgun just yet (been thinking of getting a 9MM and maybe a 20 gauge, which is lighter than a 12 but still packs that hulk punch) though have been reading up on safety,  I'm waiting to get in a few safety classes also(scheduling pending).

Although my opinion is biased as I am a loan officer myself, I would suggest finding a mortgage broker or banker in your area for whom you could work part time or full time if your schedule allows.As a lender, especially if you're active on this site and with networking, your learning curve will be very short.
