@Jason Hawkins, It is very hard to keep a foot in both camps until you've got economy of scale and a war chest.

Try to and you'll get blasted out of the water.When a lease attempts to address every little issue, you'll likely be found as being unreasonable and allowing the tenant the right of quiet enjoyment, you shoot yourself in the foot again.If you rely on a college student base, you'll get a reputation and the kids (if not the college) will black ball you, you'll get a bad reputation for being whatever.

It is much easier for a property manager to put their foot down when they are not the owner; compared with an owner renting a unit themselves.
