I agree with @Max T. call some local experts to see if they have any other solutions. 

^ Some people do some janky things to properties to solve the immediate problem and it's not always (read: usually isn't) the best solution. 

Even better, find a realtor who can find you a deal needing light cosmetic fixes, get it at a discount, have your realtor link you with a reliable contractor, and then get with the PM.
