You should have a documented list of what you charge for typical expenses such as general cleaning should you ever get challenged on withheld fees.Ensure the one that is moving out of a room clean that room to your satisfaction.Did the one that left break her lease?

If you received multiples the first day on market, that shouldn't be an issue.You can also ask the buyer to bring the add'l cash to closing to bridge the gap.

@Jonathan Pflueger My take on up votes is that they do lend a bit of credibility to a persons account or comments made on a given topic, however, Ive read and received sound advice or responses from people with a large number of upvotes and not so sound advice from people with a ton of upvotes and posts.

If the town presses the point, you will be forced to evict the illegal tenant, possibly have to pay back rent to them, and have lots of other potential problems.Unless you can get (somehow) the proper c/o documentation, I'd walk.
