@Alyssa Mccourt Depends on the buyer or investor.If you are planning medium to major value-add renovations and rent bumps, AND the property is smaller in size, under 4-5 units, then taking an empty property can vastly speed up your renovation schedule.

Warrenton has really grown up and RE is very expensive in comparison to GA, but as long as you don't have to commute to DC it's not bad quality of life.

I was fortunate that most of the expenses I had could be trimmed without any real impact to quality of life (no medical bills, no children, etc).

I also had a friend who had a 3bed 2bath with a house that was lower quality than mine and rented his rooms for 750 a room, covering his mortgage.To touch on appreciation, it does happen in Baltimore.

Do you have anything like this you'd be willing to share that lets you make these high-speed, on-the-spot decisions on a property? 

Great tenants are easy to find if you are providing a quality product in an area that people want to be. 

I am confident that if you find a good coach and take action, you will speed up your success. 

But until then I'm trying to catch up to speed with books, pod cast and mentoring sessions to make sure that I have enough of an understanding to be successful in this venture.  

Speed of repair and availability of parts is no different - if you were living there, and you didn't know how to fix it, you'd be spending the same $250 and waiting the same amount of time for the part, and it's nothing more than a minor inconvenience.
